I think you answered your own question.? with all the negatives, and no major reason to invest in Banos, why would you even consider it?? It's too much of a risk, and with all the great investment opportunities available today, I wouldn't spend any more time on it.

As we tell all our investor clients, start with the big picture - the health of the housing market and the economy of the area (jobs, migration, etc).? THEN work your way down to neighborhoods and specific properties.? Cash flow if important, but only within the contact of a healthy market.
